Targeted segmentation of large residential portfolios creates market-driven transaction opportunities
In the first half of 2026, NAI apollo supported the sale of almost 1,800 residential units with a total transaction volume of around EUR 60 million. A significant share of this is attributable to the successful marketing of a residential portfolio with several thousand units at eight locations in Saxony and Brandenburg. Most recently, 527 apartments in Hainichen and 640 apartments in Kitzscher were sold in August.
The overall portfolio, which resulted from insolvency proceedings, was divided into smaller, market-driven sub-portfolios and marketed in a targeted manner. The segmentation was particularly determined by location, portfolio quality and ticket size. By bundling portfolios with comparable characteristics, products are created that are tailored to the requirements of the respective buyer market. In this way, even larger portfolios can be successfully marketed in a selective market and sold to different investor groups.
“In today’s market, large residential portfolios can often no longer be sold as a complete package to a sufficiently broad group of buyers. It is therefore crucial to segment the portfolios in a targeted manner and to develop smaller, market-oriented sub-portfolios from them,” says Mario Stanke, Head of Residential Investment at NAI apollo. “The buyer’s market exists, but it needs to be addressed much more precisely than it was a few years ago. As a residential portfolio structurer, we therefore develop a resilient positioning for each sub-portfolio. In doing so, we take particular account of location, quality, business model and the right ticket size for the respective buyer market.”

The mandates it manages include residential portfolios of institutional investors and private equity companies. Further residential portfolios throughout Germany with a total of around 3,000 units are being marketed or in preparation.
According to surveys by NAI apollo, around 29,700 apartments were traded in portfolio transactions nationwide in the first half of 2026. The transaction volume amounted to around EUR 4.47 billion. Excluding major deals above EUR 500 million, this was the strongest first half of the year since the interest rate turnaround in the summer of 2022.
