Three new tenants have been won for the space of the former real store in Poststraße in Bexbach – Rewe, Netto Marken-Discount and dm. Even before the first nationwide wave of closures of the “real stores” in 2020, talks began between the city of Bexbach and PATRIZIA Real Assets KVG mbH, the owner of the market building. Even in this early phase, it was agreed that Bexbach, with its almost 18,000 inhabitants, is an attractive location with great development potential for retail.
As the existing space was too large for a single provider, the building owner PATRIZIA decided to set the course for a modern local shopping centre with three attractive units. A centrally located property will now be created, which will offer citizens the choice between a full-range retailer, a discounter and a drugstore in the future. With the restructuring of the areas, the shopping offer in the city centre will be strengthened sustainably and in the long term. The global real estate service provider CBRE advised the owner on the new rental space allocation and discussions with the city, as well as accompanied the lease from the initial contact to the negotiation and closing. CBRE will also accompany the conversion project as project manager in 2026.
The new retail park is an important urban development milestone that will strengthen Bexbach’s city centre in the long term. The offer helps to keep distances short, especially in the city centre, and to shift daily shopping back to the centre. The settlement will also strengthen the immediate vicinity with the train station, bus and culture station as well as a retirement home.

This strengthens the retail trade in the city centre and we are bundling a large purchase potential in a central location. The fact that the building was empty in the meantime is annoying, but in retrospect it is certainly bearable for everyone with the result,” says Mayor Christian Prech.

With the reorganization of the areas, we are creating the basis for a contemporary local supply offer and strengthening the supply function of Bexbach’s city center.”

The offer is complemented by popular services such as express pick-up and our photo station, which make shopping on site even more convenient.”

The building application has already been submitted to the Lower Building Supervisory Authority of the Saarpfalz district, and the building permit has been issued. The owner of the space, PATRIZIA Real Assets KVG mbH, currently expects it to open at the end of 2026/beginning of 2027. The demolition work has already begun.
