Swiss Life Asset Managers has exclusively acquired a plot of land ready for construction in Offenbach an der Queich, in the Rhine-Neckar metropolitan region. On the approximately 30,000 square metre site in the “Im Niedersand” industrial park, the investor-developer is planning the “Karlsruhe Northwest” project – a state-of-the-art logistics property with over 20,000 square metres of rental space. The start of project development is planned for 2026.

The site is directly connected to the B9 and A65; the latter also provides a fast connection to the A5 and the greater Stuttgart and Rhine-Main areas. The major cities of Mannheim and Karlsruhe can be reached from the location in about half an hour. Waterways can be reached via the nearby inland ports in Ludwigshafen and Mannheim.

The logistics property will have a total lettable area of over 20,000 square metres, divided into two building units. Rental is possible to a single user as well as to several users. The rental space is spread over around 18,000 square metres of warehouse space, around 600 square metres of office and social space and over 1500 square metres of mezzanine space. In addition, 50 parking spaces are planned on the site.

To generate renewable energy, the installation of heat pumps and the possibility of a photovoltaic rooftop system are planned. Overall, the BREEAM certification “Very Good” is being sought for the property.
