The logistics centre, which covers more than 33,000 square metres, is part of the “Central Ruhr” project development, which Swiss Life Asset Managers is developing centrally in the Ruhr region. A few weeks after the start of construction, the topping-out ceremony was celebrated together. Until Construction of the state-of-the-art property is scheduled to be completed at the beginning of 2027.
Together with numerous guests from politics and business, including the Mayor of Bottrop, Matthias Buschfeld, Swiss Life Asset Managers celebrated the topping-out ceremony for the new logistics property on the site of the “Central Ruhr” project in Bottrop in the Rhine-Ruhr region. The investor-developer is building the property on a brownfield site of around 100,000 square metres in Hiberniastraße. As the general contractor, Goldbeck is responsible for carrying out the construction measures. Completion is scheduled for the first quarter of 2027.
“With ‘Central Ruhr’, we are strengthening our presence in this central European logistics region, which distinguishes us as an investor-developer,” emphasises Ingo Steves, Managing Partner Logistics at Swiss Life Asset Managers. “This project illustrates our strategy: We are developing state-of-the-art service locations in the central European logistics routes and thus creating ideal growth foundations for our customers,” Steves continues.
The state-of-the-art logistics property is designed with a sustainable energy concept consisting of heat pumps and a PV rooftop system option. A total rental area of over 33,000 square metres is planned, which is spread over three building units with a clear height of 12 metres. The units can be rented to a single user as well as several users. In addition to more than 29,000 square meters of storage space, the rental space is to include around 1800 square meters of social and office space as well as almost 2100 square meters of mezzanine space.
“With the completion of the shell construction, another important step on the way to the start of operations here on site has been completed. The cooperation between the city administration and Swiss Life Asset Managers was a constructive and positive experience for everyone involved from the very beginning. In addition, we continue to be in close contact, especially with regard to the traffic situation around the location here. The location in the independent city of Bottrop is located in the Ruhr area, the largest conurbation in Germany. Centrally located in Europe, it offers an ideal transport infrastructure and excellent connections within the Rhine-Ruhr metropolitan region as well as to the national and international transport network. Among other things, the A2, A31 and A52 motorways can be reached at a maximum distance of five kilometres. In addition, the Port of Duisburg, the largest inland port in Europe, is 25 kilometres away.
