The investment in the almost fully let education and science building underlines the long-term investment approach in sustainably rented education and science properties.
The Technology Center Aachen (TZA) is located at Dennewartstraße 25–27 in a central location near Europaplatz and has a rental area of 24,050 square meters. The areas are spread over around 80 Percent office space, about 10 percent science boxes and laboratory space for research-related uses, as well as other space, including storage and catering purposes. The occupancy rate is over 90 percent.
The property is positioned as an educational and scientific location and has a plot area of 16,247 square metres. It meets high requirements for sustainability and digital infrastructure, including a BREEAM certification with the rating “Excellent” and the WiredScore Gold award.
The main tenant is Bau- und Liegenschaftsbetrieb Nordrhein-Westfalen, which occupies the property mainly for university and scientific uses, including RWTH Aachen University. In total, more than 60 percent of rental income is attributable to universities and research institutions.
“The Aachen Technology Centre combines a stable tenant structure with a clear functional orientation in the science and research environment,” says Florian Bauer, Head Real Estate Project Development Europe at Swiss Life Asset Managers. “Such investments are characterized by long-term intrinsic value, low cyclical dependence and high institutional quality.”
Swiss Life Asset Managers has acquired 40 percent of the shares in “TZA am Europaplatz GmbH” from Stadtmarken GmbH as part of a share deal. The team of ‘The Urban Village’, which is part of the Landmarken Group as well as Stadtmarken GmbH, will continue to take over the management of the property and strategically develop it together with Swiss Life Asset Managers as a partner. The purchase price was not disclosed.
With its investment in the Aachen Technology Centre, Swiss Life Asset Managers is continuing its focus on high-value real estate investments with long-term stable returns and clear quality of use in established university and knowledge locations.
