Tishman Speyer has fully let a newly completed logistics property in Düsseldorf-Heerdt. Long-term leases have been concluded with CNBM Germany and H&H GmbH.
Tishman Speyer acquired the property in 2024 as part of an off-market transaction that involved a total of two plots for logistics project developments in Düsseldorf and Ratingen. The project in Düsseldorf was then developed and implemented by Tishman Speyer with around 22,900 sqm of rental space. Completion was in August 2026.
H&H GmbH, an integrated third-party logistics service provider in Germany, has leased more than 16,000 m² under a long-term contract. The company will use the site as a strategic logistics location for warehousing, fulfillment, customs services and other specialized logistics solutions. H&H moved into the site in September 2026.
CNBM Germany GmbH, a company of the China National Building Material Group, has leased around 6,300 m² for a term of seven years. The space was handed over in August 2026. CNBM Germany will operate a logistics site in the property for renewable energy products, including solar modules and battery systems, as well as products from other companies in the China National Building Material Group.
“The completion and full letting of the project demonstrate our ability to provide high-quality logistics space in a strategically important market,” said Dominique Weidner, Senior Director at Tishman Speyer. “These long-term leases reflect the resilience of the logistics industry and the continued demand for modern real estate in Germany’s major metropolitan areas.”
The project development was planned according to high sustainability standards and is aiming for DGNB Gold certification. Sustainability features include the infrastructure for photovoltaic systems, heat pumps, LED lighting and charging facilities for electric vehicles.
The location is located on the left bank of the Rhine in Düsseldorf-Heerdt and has convenient connections to the A52 motorway, Düsseldorf city centre, Düsseldorf port and Düsseldorf Airport.
Launched in 2021 as part of the firm’s growth and diversification strategy, Tishman Speyer’s industrial and logistics real estate platform develops, owns and operates a wide range of Class A properties in key metropolitan areas in Europe and the United States. The platform currently includes three properties in France, two in Germany and six in the United States.
JLL acted as lead rental agent and local rental advisor for the property and brokered the lease with CNBM. Corealis advised on the lease with H&H.
