With the ALTERA Urban Office project, the owner-managed project developer and investment and asset manager ANGULARIS is continuing its successful series of urban offices with another groundbreaking office building. In a central location in Munich’s Ludwigsvorstadt, an architecturally striking ensemble is being created, consisting of a solitaire at Schwanthalerstraße 73 and a southern garden house, which sets new standards for modern working environments.

The building application for the property, which was acquired a year ago, has already been submitted. In addition to the design architects OSA Ochs Schmidhuber Architekten, Berk + Partner is responsible for the structural design, ETM for the planning of the technical building equipment, P38 for the open space planning and A+P Architekten for fire protection and tendering.
Location and architecture
The location in Ludwigsvorstadt impresses with its central inner-city location between the main train station and Theresienwiese with excellent public transport connections. The immediate proximity to the U-Bahn and S-Bahn as well as the unique view through the Le Corbusier window of St. Paul’s Church underline the high quality of the location and the combination of urban life, culture and the world of work.
Conceptually, the ensemble consists of a seven-storey solitaire in Schwanthalerstraße with a characteristic A-shape and a five-storey garden house in the south of the property, which are connected by a two-storey bridge building. The high-quality metal façade creates a consistent, elegant surface from a single cast and, in combination with the form, contributes to the recognition, exclusivity and representation of the building. Generous window formats, targeted lighting throughout the course of the day and numerous green outdoor areas and terraces as quiet, usable counterpoles to the city create workspaces with presence and clarity.
Focus on sustainable planning and biophilic design
The project pursues a holistic approach to sustainability with LEED Gold certification, EU taxonomy compliance, and compliance with the 1.5 degree target.Particular attention is paid to CO₂ emissions, which are reduced both in construction and in building operation through the use of CSC and FSC-certified building materials as well as through an integrated energy concept with photovoltaics, district heating and cooling supply and intelligent system control.
Mobility is another component of the sustainability concept. According to this, e-charging stations, numerous ground-level bicycle and e-bike parking spaces, showers and changing rooms are available for active commuters.
Biophilic design adds a human dimension to the ecological strategy. With generous lighting, high-quality natural materials and extensive planting of the roof and outdoor areas, well-being, stress resilience and productivity can be demonstrably positively influenced
Flexible use for modern working environments
With a total lettable area of around 7,500 square metres, ALTERA offers many possible uses thanks to its freedom from columns and flexible grids, from a single-tenant solution to two independent units (front and garden house). The spaces are suitable for modern, hybrid working models as well as for classic, representative uses such as e.g. law firms and consulting firms and enable different usage scenarios with a high level of third-party usability. Completion and occupancy are planned for 2029.
Continuation of the urban office strategy of ANGULARIS
The ALTERA Urban Office is the third project in the Urban Office series by ANGULARIS – after the GABRIEL and the ASAM Urban Office – two buildings that, like ALTERA, show that working environments need impact.
The project managers Alexandra Capella and Thomas Janinhoff explain the common guiding principle on which all three projects are based: “Our projects create future-proof, flexibly usable buildings with concise architecture that make a sustainable contribution to the development of Munich’s city centre. With the ALTERA Urban Office, we are pursuing an integrative sustainability approach that combines ecological and economic requirements. The focus is on efficient space concepts, energy-optimised building technology, resource-saving materials and an overall concept that is sustainable in the long term.”
