7R, a leading commercial real estate developer, has laid the cornerstone for a state-of-the-art logistics and technology hub in Kraków. 7R Hub Nowa Huta is set to deliver approximately 230,000 sqm of modern technical and production space, designed to high contemporary standards and incorporating numerous low-emission solutions. Even before construction works commenced on ul. Igołomska in Kraków, 7R had secured lease agreements for tens of thousands of square metres of commercial space in the project.
On 6 May 2026, the cornerstone-laying ceremony for the 7R Hub Nowa Huta logistics and technology complex took place in Kraków. This symbolic act was performed by Aleksander Miszalski, Mayor of Kraków; Wojciech Warian, CEO of Kraków Nowa Huta Przyszłości S.A.; and Andrzej Wroński, CEO of 7R, together with Tomasz Lubowiecki, the company’s founder.
Aleksander Miszalski, Mayor of Kraków, said: “7R Hub Nowa Huta is an project that significantly strengthens the economic potential of Kraków’s eastern districts. Areas included in the strategic project ‘Kraków – Nowa Huta Przyszłości’ are consistently transforming into a hub of modern industrial and technological activity, and this development is a key element of that process. It demonstrates that urban growth can effectively combine the attraction of modern investments with the revitalisation and reuse of post-industrial land. As a result, Kraków is reinforcing its position as an attractive location not only for the services and IT sectors, but also for advanced logistics and industry. It is equally important that this project is being delivered in partnership with entities responsible for the development of this area. Such investments create long-term value – for the city’s economy, its spatial structure and the labour market.”

7R Hub Nowa Huta is being developed within the Ruszcza Logistics and Industrial Centre, as part of the ‘Kraków – Nowa Huta of the Future’ project, a location aspiring to become a new address for innovative industry in Kraków. Situated in the heart of the Nowa Huta district of Kraków, close to national road 79 and the planned S7 expressway junction, the park offers excellent connectivity and convenient access to the Kraków city centre. Its location, combined with access to a skilled workforce, makes it an attractive choice for technology companies, manufacturers, and logistics operators alike.

In cooperation with the City of Kraków and Kraków Nowa Huta Przyszłości, we are bringing previously neglected land back to life.”
7R Hub Nowa Huta will ultimately comprise buildings with a total area of about 230,000 sqm, forming the largest urban logistics complex in Europe. A key component of the project is infrastructure designed for automation, along with numerous amenities designed with logistics operators, among others, in mind. A clear spatial layout, convenient access systems, and logical functional organization will support efficient day-to-day operations, enhancing productivity while saving time and operating costs for businesses of various scales. The development will incorporate selected solutions aligned with 7R’s low-emission standard, supporting operational efficiency and reducing environmental impact. These include an intelligent building management system, photovoltaic installations, ventilation units with heat recovery and CO₂ sensors, as well as air-source heat pumps with a seasonal coefficient of performance (SCOP) of 4.15. In addition, electrification will enable integration with local energy generation (PV), energy storage systems, and reduced reliance on grid-supplied energy.
Investing in environmental quality and the long-term resilience of the site, 7R Hub Nowa Huta will feature a range of sustainable solutions. The project includes land revitalization, the planting of over 2,200 biodiversity-supporting plants, afforestation of about 10 hectares, wildflower meadows, insect hotels, and creation of rain gardens utilizing the site’s natural topography for water retention and filtration. The complex will also offer dedicated relaxation zones and full cycling infrastructure. 7R Hub Nowa Huta will be developed in line with the criteria of BREEAM environmental certification at the Excellent level.
