CBRE is advising on behalf of the Finnish paper group UPM on the sale of the former production site in Ettringen in the district of Unterallgäu. The approximately 63.9-hectare property is available for industrial or commercial new use.
The site at Fabrikstraße 4 has around 335,000 square metres of factory space as well as around 304,000 square metres of green and agricultural space. The existing infrastructure – including an active rail connection, an installed electricity capacity of 79 MW and a direct motorway connection to the A96 motorway in the direction of Munich-Lindau – creates a starting point that is rare for industrial settlements in southern Bavaria.
“There are hardly any contiguous development areas of this size with existing infrastructure left in southern Bavaria. We are already in initial talks with interested parties,” says Maximilian Sänger, Team Leader Industrial & Logistics Munich at CBRE.
The aim is to find a buyer with a reuse concept that does justice to the location and the region in the long term as part of a structured sales process.
