FutureMeds expands further at Infinity

FutureMeds, a company specializing in clinical trials of new medicines and therapies, is expanding its premises at Infinity in Wrocław. Under a long-term lease agreement, the company has taken an additional 592 m2 of space on the building’s fourth floor. Following the expansion, FutureMeds’ international headquarters and medical clinic will occupy a total of more than 1,700 m2 at Infinity

Founded in 2019, FutureMeds is developing a European network of modern clinical research sites specializing in trials of new medicines and therapies. The network comprises more than 30 locations across seven countries: Poland, the UK, Spain, Germany, Bulgaria, Romania and Ukraine. In Poland, FutureMeds operates seven centres in six cities: Wrocław, Warsaw, Kraków, Łódź, Olsztyn and Gdynia. In Warsaw, the company has two locations, on Sapieżyńska and Św. Wincentego streets. Wrocław is also home to FutureMeds’ international headquarters.

FutureMeds has been present at Infinity since 2023. Its medical clinic operates on the ground floor, while the company’s international headquarters are located on the first floor. The newly leased space on the fourth floor will support the company’s continued growth and provide additional office facilities for its expanding organization. The long-term lease for the additional 592 m2 will commence in September 2026. The premises will be delivered to FutureMeds on a turnkey basis and fitted out in line with the tenant’s individual vision and organizational requirements.

“FutureMeds’ decision to continue growing its operations at Infinity is particularly important to us, as it is a strong endorsement of both the quality of the building and the relationships we consistently build with our tenants,” said Marta Kiernicka-Szarska, Wrocław Leasing Director at Avestus Real Estate in Poland. “FutureMeds has been part of Infinity since the building opened, and this latest expansion demonstrates that the property is able to support not only the company’s current requirements, but also its long-term growth plans. We are particularly pleased that this is already the third expansion by one of Infinity’s existing tenants. This decision also reflects the trends we are currently seeing in the Wrocław office market. Wrocław remains one of Poland’s largest and most active regional office markets, yet tenants are becoming increasingly discerning and selective when choosing new space. They are looking beyond the right amount of square metres, focusing equally on high quality, a strong location, the landlord’s flexibility, and the ability to tailor premises to the individual needs of their organizations. With the pipeline of new supply remaining very limited, modern, well-connected buildings that can evolve alongside their tenants are becoming particularly valuable. For us, this is the strongest confirmation that Infinity is not only an attractive place to do business, but also a long-term partner supporting the growth of its tenants.”

The new premises will be prepared in close cooperation with FutureMeds. The fit-out concept will reflect the specific nature of the company’s operations, the continued growth of its team, and the need to create a functional and comfortable working environment.

Infinity is a seven-storey Class A office building offering 18,727 m² of office space and 1,561 m² of retail and service space. The building’s distinctive features include an impressive lobby with indoor greenery, spacious rooftop terraces with landscaping elements and greenery, as well as the innovative building management platform developed by spaceOS, available to all tenants of the development. The office building also features a three-level underground car park with 311 parking spaces, electric vehicle charging stations, and full cycling infrastructure including 128 bicycle spaces, changing rooms and showers.

The development, delivered by Avestus Real Estate in cooperation with its business partner Alchemy Properties, was built in accordance with the requirements of the BREEAM Excellent certification, as well as the WELL Health-Safety certification, confirming a high standard of safety procedures. To ensure the building’s low-emission performance and minimize its environmental impact, all activities within the Infinity project, from the construction works, the applied technologies and solutions, to building management, are carried out in line with ESG criteria.

Office tenants at the building include Avenga, Divante, Dom Development Wrocław, FutureMeds (present in both the office and retail and service areas of Infinity), ingage Poland, Lufthansa Technik AG, NASDAQ, NATEK Poland, The Shire – Beyond Coworking, and SPCG. Retail and service tenants include Medicover Stomatology dental clinic, Gorąco Polecam bakery, Żabka convenience store, FutureMeds, “UP” Fitness Club with a Mission, and the Enel-Med medical centre.

The architectural design of Infinity was prepared by AD Studio. The general contractor was Eiffage Polska Budownictwo, while JLL was responsible for commercialization of the project.
