Refield has commenced the development of Pasaż Łańcucki, a new retail destination serving Łańcut and the surrounding region. The 11,200 m2 retail park is being developed on a 3.5-hectare site on ul. Przemysłowa, adjacent to Regional Road No. 877. The project is being delivered for the local company Bispol Invest Sp. z o.o. The opening of Pasaż Łańcucki is scheduled for September 2027.
Pasaż Łańcucki is another project being developed by Refield as part of the company’s consistent strategy of delivering modern retail parks in regional cities in Poland. Refield focuses on locations that combine strong local purchasing power with a sufficiently broad catchment area, creating the conditions for a sustainable and efficient retail ecosystem. The company’s latest project is being developed in Łańcut, along one of the city’s key transport routes, about 20 km from Rzeszów.
Łańcut has a population of about 18,000, while the wider Łańcut County is home to around 80,000 residents. But the project’s potential extends well beyond the city itself. Some 23,600 people live within a 10-minute drive of the development, rising to 44,200 within 15 minutes, while the 30-minute catchment area encompasses nearly 370,000 potential customers.
The project is already at a very advanced stage of leasing. Lidl will serve as the scheme’s grocery anchor, with construction of its store already underway. The tenant lineup at Pasaż Łańcucki will also include CCC, Shock Price, Rossmann, Action, Martes Sport, Sinsay, Tedi, Smyk, Hebe and FlyPark. Achieving a leasing level of nearly 90% at this stage of the development process confirms both the strength of the location and the appeal of the tenant mix curated by Refield.
More than 430 parking spaces will be available to customers of Pasaż Łańcucki. The scheme will benefit from three independent access points, while its location next to a roundabout and Regional Road No. 877 will provide convenient access for residents of Łańcut as well as customers from across the wider county and the Rzeszów metropolitan area.
“Our objective was to create a destination that will complement the city’s existing retail offer with a broad selection of well-known brands and services catering to residents’ everyday needs,” said Fabian Eryk Barbarowicz, CEO of Refield. “The project’s highly advanced leasing level demonstrates that tenants also recognize the potential of this location. One of Pasaż Łańcucki’s key strengths is its position along an important transport route and next to a roundabout, as well as its broad catchment area extending well beyond the city itself.”
The CEO continued: “Łańcut is a strong local centre, and the development will also serve the needs of residents from surrounding towns and villages, as well as part of the Rzeszów metropolitan area. We are confident that Pasaż Łańcucki will become a convenient and attractive shopping destination and an important retail hub for the entire region.”
The project is being delivered for the local company Bispol Invest Sp. z o.o. Refield is responsible for the comprehensive delivery of Pasaż Łańcucki on a turnkey basis. Refield’s remit covers the entire development process, from design and obtaining the required administrative decisions and approvals, through the full leasing process and coordination and supervision of construction works, to preparing the scheme for opening.
JT Konkurent is the general contractor for the project.
