Panattoni was able to conclude the first lease agreement for Panattoni Park Offenbach even before construction began. Dauch is a leading global supplier of drive systems for the automotive industry and, with more than 5,200 m², will use around half of the total of more than 10,600 m² of logistics, office and mezzanine space. Construction is scheduled to start in the third quarter of 2026, with completion scheduled for the second quarter of 2027.
Dauch is thus moving into its third location in Offenbach and will use the space for the storage of drive shafts for well-known automotive manufacturers from June 2027. Dauch is thus creating additional capacity in the immediate vicinity of the existing production site.
Panattoni Park Offenbach is being built on the site of a former paint factory. With the revitalisation of the brownfield site, Panattoni is creating a modern and sustainable industrial and logistics park with flexible areas for light industrial, last mile and logistics. On the approximately 15,000 m² site, a total of 8,856 m² of hall space with a UKB of 10 m will be realised in two buildings of the same size. In addition, there will be 380 m² of office space and 510 m² of mezzanine each.
Strategic location in the Rhine-Main metropolitan region

Panattoni Park Offenbach is located in one of the best-connected and highest-performing logistics regions in Germany. The proximity to Frankfurt Airport, Germany’s most important air freight hub, as well as to the cities of Frankfurt, Mainz, Wiesbaden, Mannheim and Darmstadt, ensures strong connections to national and international logistics networks.
Michael Weber, Plant Manager of the Offenbach site of GKN Driveline Deutschland GmbH (“Dauch”) says: “As part of our new logistics concept, we are using the additional space to further develop our site in Offenbach. The modern hall space with its high floor load capacity creates the possibilities for automation and offers optimal conditions for efficient processes and future growth. At the same time, we benefit from the excellent transport connections, which enables fast deliveries to our international customers.”
Dr. Felix Schwenke, Lord Mayor of the City of Offenbach, explains: “The area of the former paint factory is a good example of how transformation can succeed. With Panattoni, we have a very experienced and highly professional developer at our side, whom we trusted to do just that. The fact that Dauch is investing here in Bieber-Waldhof, our largest industrial park, shows that Dauch is sticking to its agreements with the trade unions and is actually spending money on the Offenbach site and not just cutting employees. This is exactly the serious impression I had from my contact with Dauch – and now both Dauch and Panattoni are delivering. This is a strong sign that Dauch will continue to exist in the long term and that Panattoni will certainly succeed in marketing the second half as well. Panattoni Park Offenbach is aiming for DGNB certification in gold. Components of the sustainability concept include a photovoltaic system, a fossil-free heat supply using a heat pump and charging points for electric vehicles. In addition, part of the existing tree population on the property will be retained.
With the lease to Dauch, one of two hall units has been allocated. The remaining area of around 5,270 m² is still being marketed.
