Real I.S. AG has achieved a lease success in the AERA office property in Berlin-Charlottenburg. BEW Berliner Energie und Wärme GmbH will set up a project office in the property for the transformation of the nearby combined heat and power plant. The power plant site is being extensively rebuilt, modernised and further developed on the way to climate-neutral district heating generation.
In the AERA, two rental areas on the first floor with a total of around 1,250 square meters have now been rented. The move-in is scheduled for July 1, 2026. Real I.S. has only been marketing the property, which is located just a few meters from the banks of the Spree, since January 2026.
“The lease to BEW confirms the attractiveness of AERA Berlin as a modern office location with a special architectural character and a sustainable usage concept. At the same time, the leasing success shows the market’s interest in high-quality office space in Berlin city locations,” says Christoph Gigl, Director Asset Management at Real I.S. AG.
AERA is located on a former power plant site on Mierendorff Island in Berlin-Charlottenburg. The DGNB platinum-certified project combines modern office space with striking architecture and sustainable building elements. These include green outdoor areas and a 2,200 square metre walk-in roof garden.
Mierendorff Island is one of the most dynamic office and commercial locations in the west of Berlin. The surrounding area is characterised by a mixture of commercial, residential and infrastructure and has good connections to public transport and Berlin’s road network.
The brokerage of the lease was carried out with the support of the rental coordinator Peter Behrenswerth von Johs, who was commissioned by Real I.S. AG. Reese Immobilien Consulting. The transaction was legally supported by GÖRG.
