7R, a leading commercial real estate developer, is returning to the Szczecin warehouse market. The company is launching the development of 7R Park Szczecin South, a modern logistics and warehouse complex that will ultimately comprise two buildings with a total area of approximately 29,000 sqm. The sole tenant of the first building will be Procent Poland, a company providing logistics services for the e-commerce sector. Under a long-term lease agreement, the company has leased more than 23,000 sqm. of functional warehouse space.
7R Park Szczecin South will be developed in the south-western part of Szczecin, in close proximity to the German border and one of the main transport corridors connecting Poland with Western European markets. The project will be 7R’s first investment on the left bank of Szczecin. The complex will offer approximately 29,000 sqm. of modern Class A space across two buildings of different scales, respectively more than 23,000 sqm. and 5,000 sqm., enabling flexible adaptation of space to the needs of companies operating in logistics, distribution, e-commerce and light manufacturing.
Even before the start of construction, Procent Poland leased more than 23,000 sqm. at 7R Park Szczecin South. The company will use the new space to conduct logistics operations for the e-commerce sector. The tenant will occupy an entire building, gaining the ability to adapt its layout and infrastructure to the specific nature of its operations. Procent Poland was advised by Sawitar Estate Broker during the negotiation and lease agreement process.

One of the key advantages of 7R Park Szczecin South is its location. The project will provide convenient access to the A6 motorway, which connects with Germany’s A11 motorway leading towards Berlin, as well as to the S3 and S6 expressways. The complex will be located approximately 7 km from the centre of Szczecin and around 36 km from Szczecin-Goleniów Airport. Access to the ports in Szczecin and Świnoujście will further enhance opportunities for international distribution.
Its proximity to major road routes, port infrastructure and the German consumer market means that the project will be able to support both regional delivery operations and cross-border activity between Poland and Germany. The location will also provide access to the labour pool of the Szczecin metropolitan area.
The buildings at 7R Park Szczecin South will be equipped with numerous solutions supporting energy efficiency and operational flexibility. In the hall that will be occupied exclusively by Procent Poland, heating will be provided by heat pumps integrated with a 50 kWp photovoltaic installation. The facility will also feature energy-efficient lighting with the DALI system, controlled through the BMS. In addition, an above-standard ESFR K360 sprinkler system operating at 4.1 bar will provide greater flexibility in terms of material storage. The complex will be developed in line with the criteria of BREEAM Excellent certification.

Depenbrock Polska has been appointed as the general contractor for 7R Park Szczecin South. Construction is scheduled to commence in August 2026, while the entire complex is expected to be completed in the third quarter of 2027.
