The Terrot Group announces the acquisition of the building located at 14-16 rue de la Forge Royale, Paris 11th, as part of a receivership procedure, following a favorable decision rendered on March 4, 2026.
This transaction is fully in line with the Terrot Group’s investment strategy, favouring central locations with high valuation potential.
A strategic location in the heart of the 11th arrondissement
Located in the Sainte-Marguerite district, in the heart of the 11th arrondissement, the building benefits from a particularly sought-after location. Adjoining the lively main roads of the Faubourg Saint-Antoine and the rue de Charonne, the sector combines a village atmosphere, urban dynamism and strong cultural vitality.
Bordered by old buildings and rehabilitated workshops, the rue de la Forge Royale, mainly residential, is part of a qualitative environment and is one of the most sought-after areas.
A 1,500 m2 mixed-use real estate project
The site has been granted a building permit authorising the implementation of a mixed-use programme of approximately 1,500 m², including:

This project aims to respond to new urban uses, by promoting functional diversity.
A rapid operational launch
The Terrot Group plans to start the implementation of the program as soon as possible, with off-plan marketing, in batches.
Through this new acquisition, the Terrot Group confirms its desire to actively contribute to the qualitative transformation of the Parisian urban fabric, by developing ambitious, responsible projects adapted to the needs of local residents and economic players.
