7R, a leading commercial real estate developer, is developing a modern logistics centre for Pepco in Barniewice, near Gdańsk. Under a long-term agreement, Pepco Polska has leased more than 51,000 m2 of functional warehouse space together with office facilities in the project.
Pepco is a European discount retailer offering clothing for the entire family, toys and home products at the lowest prices. The brand’s stores operate in more than 4,100 locations across 18 European markets and are visited by tens of millions of customers every month. The company employs more than 31,000 people across Europe. Pepco is a retail brand owned by Pepco Group, which has been listed on the Warsaw Stock Exchange since 2021.
Pepco uses intermodal transport in its logistics operations, with the company’s products transported primarily via road and sea routes. This enables the optimization of direct deliveries from distribution centres to stores in the so-called last mile. Until now, Pepco has operated five distribution centres across Europe. The modern facility being developed by 7R in Barniewice near Gdańsk will significantly increase the company’s operational capabilities and contribute to its further expansion.
Javier Rubio Fueyo, Pepco Global Sourcing and Supply Chain Director, said: “This investment marks the development of Pepco’s sixth distribution centre and represents another important step in building a more scalable and resilient logistics network. The new distribution centre near Gdańsk will strengthen our logistics capabilities in a strategically important part of Europe, enhance the reliability and flexibility of our supply chain, and provide a solid platform for further growth.”
The facility 7R Park Gdańsk V being developed for Pepco is in Barniewice, 2.5 km from the S6 Tricity Metropolitan Bypass and 18 km from the Baltic Hub container terminal in Gdańsk. The proximity of the ports of Gdańsk and Gdynia, as well as Gdańsk Lech Wałęsa Airport and its cargo terminal, just 4 km away, further facilitates international distribution.
The new logistics centre developed by 7R in BTS formula will provide more than 51,000 m2 of functional warehouse space together with office facilities. The building will incorporate a range of environment-friendly solutions supporting sustainability goals and delivering tangible savings in energy consumption costs, including photovoltaic panels and LED lighting with a DALI control system. The park will also be equipped with electric vehicle charging stations and, among the many solutions prepared specifically to meet Pepco’s requirements, a dedicated employee parking area. All solutions implemented within the facility will enable it to achieve BREEAM Excellent certification. The general contractor for 7R Park Gdańsk V is Mirbud.
Marzena Taube, Leasing & Development Director, North-West Region at 7R, commented: “Access to deep-water seaports, well-developed road and rail infrastructure, and the role of a key intermodal hub in the Baltic Sea region have made the Tricity area one of the most important logistics hubs supporting trade flows between Northern Europe and the markets of Central and Eastern Europe for many years. It is a natural choice for companies dynamically scaling their operations while optimizing their supply chains. Pepco has consistently pursued such a strategy, expanding its network by hundreds of new stores across Europe year after year. The facility we are developing in the Tricity area is an important element of this expansion. It is a project of strategic importance that will directly support the company’s further operational growth. We would like to sincerely thank Pepco for the trust they have placed in us and for the excellent partnership throughout every stage of the project. I am convinced that 7R Park Gdańsk V, as a facility designed precisely to meet the tenant’s needs and expectations, will provide a solid foundation for the continued business success of this rapidly growing organization.”
Driven by strong market fundamentals and sustained demand, the province of Pomerania holds a strong position in Poland’s warehouse market, with more than 1.96 million m2 of modern warehouse space. The Tricity region stands out in particular, benefiting from numerous geographical and infrastructure advantages, including access to seaports and proximity to Northern and Eastern European markets. In this key distribution and manufacturing location, 7R has established a strong presence through its projects, having delivered more than 640,000 m2 of industrial space across the region to date, including 212,000 m2 in Barniewice as part of the latest phase of its warehouse park development.
