SOHO by Yareal welcomes new retail tenants / Maxi Zoo, Alike Pottery Studio and Unroasted / Warsaw, Poland

Yareal Polska continues to expand the retail and service offering of its flagship mixed-use development in Warsaw’s Praga-Południe district. The tenant roster at SOHO by Yareal has been strengthened by the addition of pet supplies retailer Maxi Zoo, ceramics workshop Alike Pottery Studio and coffee distributor Unroasted. Under the newly signed lease agreements, Yareal has leased nearly 500 m2 of functional retail space located on the ground floors of the development’s buildings.

Maxi Zoo Polska is a pet supplies retail chain owned by Germany’s Fressnapf Group, specialising in pet food and accessories. The company operates more than 175 brick-and-mortar stores across Poland, as well as an online store. Maxi Zoo offers over 8,000 products from well-known brands at affordable prices, alongside exclusive private-label ranges including Premiere, Select Gold, Real Nature and Dogs Creek. The new Maxi Zoo store at SOHO by Yareal will occupy more than 150 m2 of retail space on the ground floor of the SOHO 10 building, with direct frontage onto ul. Żupnicza. The opening is scheduled for early October this year.

Located next door, also within the SOHO 10 building, Alike Pottery Studio will open a new ceramics workshop dedicated to pottery enthusiasts. The studio caters both to those who treat ceramics as a relaxing hobby and to individuals seeking professional training before opening their own workshop. At SOHO by Yareal, Alike Pottery Studio will offer pottery and ceramics workshops, educational courses and a retail area featuring ceramics-related accessories. The studio will occupy nearly 130 m2 of functional space and is expected to open in October this year. It will be the brand’s third location in Warsaw.

SOHO by Yareal has also welcomed Unroasted to its tenant mix. Established in Wrocław in 2014, the company specialises in sourcing and supplying high-quality green coffee beans to customers in Poland and across the CEE region. Unroasted focuses on building long-term relationships throughout the supply chain, acting as a bridge between coffee growers, cooperatives and roasteries. The new Unroasted store at SOHO by Yareal will occupy more than 150 m2 on the ground floor of the RUBIN residential building, with direct access to the linear park. The company is also set to launch its operations in Kamionek in October this year.

Paulina Petynka, Leasing Director at Yareal Polska, said: „SOHO by Yareal is being developed as a place that combines residents’ everyday needs with an offering that contributes to the unique character of this part of the city. The new tenants perfectly illustrate the diversity of concepts we seek to integrate within the development – from retail and services, through lifestyle and educational offerings, to venues designed with the local community and social interaction in mind. Maxi Zoo, Alike Pottery Studio and Unroasted further strengthen SOHO by Yareal’s position as a vibrant, multidimensional urban destination, open both to Kamionek residents and to everyone visiting this part of Praga-Południe.

SOHO by Yareal, designed by the renowned architectural studio HRA Architekci in line with the 15-minute city concept, combines residential, recreational, dining, office and service functions. The project, awarded the BREEAM Communities certificate, integrates post-industrial buildings into contemporary architecture, creating an open, vibrant space that harmoniously complements the character of Prague district architecture. A linear park, atmospheric courtyards, sunlit terraces and recreational zones foster community interaction, while reduced car traffic further enhances the sustainable environment.

The completed residential part of the complex comprises a total of 10 multi-family buildings and 870 apartments. SOHO by Yareal also offers an extensive retail and service component. Numerous retail and dining units are located, among others, on the ground floors of residential buildings. In total, SOHO by Yareal will feature more than 11,300 m2 of retail and service space across several dozen units. In addition to Maxi Zoo, Alike Pottery Studio and Unroasted tenants already include, among others: Baken, Waszyngton x SOHO, CurryLab, Green Caffè Nero, Przystanek Piekarnia, Ramenownia, Carrefour, Hebe, Bawiarnia OHO, Słoneczna Kraina Kindergarten, OSSKA Design showroom, BABA Body & Social Club, Flower Bar florist, beauty outlets, AurelVia Psychological and Pedagogical Clinic, and EYEmova ophthalmology clinic.

As part of works scheduled for 2026–2028, the SOHO by Yareal project will ultimately be expanded by more than 9,000 m2 of modern commercial space (building J – Mińska 39 and the historic B.55 – Mińska 39B), as well as nearly 2,500 m2 of functional retail and service space.
