7R, an established international industrial real estate developer, has successfully completed its first development project in the Czech Republic. Located in Lužec nad Vltavou alongside the D8 motorway, EQT Park Prague North comprises a total of 56,500 sqm of modern logistics and light industrial space. The project is owned and financed by EQT Exeter Europe Logistics Value Fund IV (“EQT Real Estate”). 7R Czechia acted as the development partner, overseeing the permitting process and construction delivery, and is currently supporting the leasing activities for the scheme.
EQT Park Prague North is EQT Real Estate’s third project in the Czech Republic, following its earlier developments in Ostrava-Mošnov and Nošovice, where the company owns and manages more than 300,000 sqm of modern logistics space.

In an area with a catchment of almost 3 million people, we have not only developed a new logistics park, but also made a significant contribution to improving the wider locality – in particular through the construction of a new high-capacity junction on the I/16 road and a safer connection to the municipality of Lužec nad Vltavou. We also placed strong emphasis on sustainability: the park is equipped with a 320 kWp photovoltaic power plant, a rainwater flushing system, and, as part of the compensation measures, native flora historically present in the area has been reintroduced. The project is currently undergoing BREEAM Excellent certification, and we continue to be involved as the partner responsible for leasing activities.”
The modern industrial park comprises two buildings with areas of 44,900 sqm and 11,600 sqm respectively. The facilities offer a clear internal height of 12 metres, floor loading capacity of 7 tonnes per sqm and flexible space that can be tailored to occupiers’ individual requirements. The project is currently undergoing BREEAM Excellent certification, a globally recognised standard for assessing sustainable buildings. The facilities were designed with a strong focus on energy efficiency and feature a 320 kWp photovoltaic installation, energy-efficient LED lighting and a Building Management System (BMS) that monitors energy consumption. The site has also been prepared for the future installation of additional photovoltaic panels, electric vehicle charging stations and heat pumps, depending on occupier requirements.
